New Architectural Control (ACC) Process, Requirements and ACC Applications

All Palm Crest Property Owners were mailed new Architectural Control Documents, which includes our new Minimum Construction Standards document that outlines our standards, requirements and processes for evaluating an ACC Application.  We have also adopted two new Architectural Control Applications; a.) ACC Application for “New Home Construction” only and b.) ACC Application for All Home Improvement/Modifications.  Please review these documents and start using them immediately for all required Architectural reviews and approvals. A new “Architectural Control (ACC) Process, Requirements and ACC Applications” section was added to the website for your convenience to reference these documents in the future too.  If you have any questions, please contact ACC Dept. at CKM Property Management at 281-255-3055 or ac@ckm1.com.

Palm Crest 2017 Annual Assessments - Reminder

Palm Crest HOA depends on your prompt payment to ensure the financial health of the association.  Assessments are due yearly and must be paid by February 9th.
A Finance charge of 18% will be assessed on payments received after February 9th and a late fee will be applied March 2nd.  Pay online at Mutualofomahabank.com/community-associations/make-a-payment to pay by Echeck (free) or credit card ($10 fee). Please mail ALL correspondence to PO Box 160 Tomball TX 77377. Please notify CKM of any change of address, phone number or email address at ckm1@ckm1.com. NO CASH PAYMENTS ACCEPTED.  Payment plans are available too.  Please contact CKM.
 
Speeding and Stop Signs

A number of homeowners are still complaining about the number of vehicles that speed through the subdivision and/or do not stop at the posted stop signs.   A number of times, homeowners are complaining about the near miss at a stop sign when that individual has the right away and the other driver proceeds through the stop sign without stopping.    We have a lot more families with children and when the weather is nice, they are out walking, running or riding bikes.   This applies at night too.
 
Our posted speed zone signs are at 25 MPH.  Newly refurbished “Please Drive Slowly” signs where just posted too.
Homeowners are suggesting speed bumps to alleviate the speeding issues.  Per Brazoria County Road and Bridge the roads in Palm Crest are owned by Brazoria County and they will not allow homeowners to purchase the portable type speed bumps to place on the road nor will the County install them because it is not safe for Emergency Vehicles.
 
This is what they are suggesting, every property owners needs to be accountable for their actions and be reported to the Sheriff’s office.   Get your cell phones out and take a video to show the sheriff.  Most likely, you know who the offender is; which home, make and model of the vehicle or license plate number.  Call and report the offender to  Brazoria County Sheriff Department (non-emergency) - 979-849-2441.

2017 Annual Assessment Fee Statements

Palm Crest Property Owners will be receiving their 2017 Annual Assessment Fee Statements in the mail from CKM Property Management. Assessment fees are due January 10th each year. Monthly finance charges will be applied on delinquent balances at an 18% annual rate. For those Property Owners not registered for the Member Only section of the Palm Crest website, please review the post (archive) dated September 12, 2012 - Clarification on how to register for "Members Only" section so you can register for the Member Only Section of the Palm Crest website.
 
Alligator Sighting

A 3 ft. alligator was spotted October 11, 2016 at 5:15 AM trying to cross Green Valley Drive to head to the front canal.  It disappeared into the brush.
 
Please beware, especially those that jog or walk towards the front entrance and along Green Valley Drive.
